This is the houseboat guide from the TDI Holiday Ventures planning desk in Srinagar: public price ranges with their dates, Dal Lake against Nigeen Lake, the six houseboats on our hotels list, and what to ask before you pay. Figures come from public pages dated up to 25 October 2026 and move with the season, so read them as a guide, not a tariff.
There is no single tariff. Outlook Traveller says fixed rates for each government grade are available from the Kashmir Houseboat Owners' Association, opposite the Tourist Reception Centre in Srinagar. The table shows what four public pages print instead. Each uses its own class names and the bands overlap. Charzan prints three sets: its guide text gives Budget under ₹5,000, mid-range ₹5,000–10,000 and luxury ₹10,000 and above, while its price FAQs give Standard ₹5,000–8,000 or ₹5,000–7,000, mid-range ₹8,000–12,000 or ₹7,000–12,000 and luxury ₹12,000–20,000 or more. The table shows the wider range of each FAQ pair.
| Class (each page's own name) | Travel Coffee, 26 Jul 2026 | Via Kashmir listings, 25 Oct 2026 | Charzan Holidays, post dated 12 Aug 2024 | Outlook Traveller, updated 2 Sep 2023 |
|---|---|---|---|---|
| Basic | Budget ₹2,500–4,000 | Budget ₹3,200–3,456 | Standard ₹5,000–8,000 | Budget ₹4,000–7,000 |
| Middle | Deluxe and super-deluxe ₹4,500–8,000 | Premium ₹3,520–7,500 | Mid-range ₹7,000–12,000 | No figure |
| Top | Luxury and heritage ₹9,000–20,000 and above | Luxury ₹8,550–17,191 | Luxury ₹12,000–20,000 and above | Premium ₹8,000–15,000 |
Four cautions. Travel Coffee says almost all quotes are per room per night, so a family needing two rooms pays about twice the figure; Charzan does not state its basis. Class names are not standardised. Meal plans run from room only to all meals. And listings under one boat name can differ widely: New Jacquline appears at ₹4,350 "onwards" on TravelTriangle (listed as New Jacquline Houseboats, 22 Oct 2026), at ₹11,172 per night, room only, in a Via Kashmir search for 25 to 26 October 2026, and at ₹16,000 "onwards" on Travel My Kashmir (listed as New Jacqueline Houseboat, undated, 2026 footer). That is why our property pages print no nightly rate for our six: ask us for the rate on your dates.
The class tag and dining line come from each property page on our site. The lake column sets our page beside public listings, which do not always agree.
| Houseboat | Our page's class and tag | Lake: our page and public listings | Dining and extras our page lists |
|---|---|---|---|
| Butt's Clermont Houseboats | 4-star; luxury boat | Dal Lake; TravelTriangle (22 Oct 2026) agrees, at Naseem Bagh on the western shore | Multi-cuisine dining, private deck, shikara |
| Chicago Group of Houseboats | 3-star; heritage boat | Dal Lake; Via Kashmir (25 Oct 2026) agrees, Ghat 11 | Wazwan, private deck, shikara |
| Mascot Houseboats | 3-star; classic houseboat | Our page says Dal Lake; HotelPlanner and Halalbooking list it opposite Nigeen Club on Nigeen Lake | Kashmiri cuisine, garden, shikara |
| New Jacquline Heritage Houseboats | 4-star; heritage boat | Our page says Dal Lake; Via Kashmir and TravelTriangle say Nigeen Lake, at Nigeen Club | Fine dining, private deck, shikara |
| Sukoon Houseboat | 4-star; luxury boat, hand-carved walnut interiors | Dal Lake; Via Kashmir agrees, Ghat 18 | Fine dining, private deck, shikara |
| WelcomHeritage Gurkha Houseboats | 4-star; heritage boat | Our page says Dal Lake; Via Kashmir and the brand's own blog heading say Nigeen (Nageen) Lake, though its text says Dal | Wazwan, private deck, shikara service |
Three points. A houseboat is moored, so its lake is a fact about the boat, not a choice at booking: ask for the lake and ghat in writing. Our pages label these boats 3-star or 4-star, while the Tourism Department's grades run Deluxe, A, B, C and D, so ask which grade the boat holds. And no property page on our site states a meal plan, heating or a nightly rate, so ask for all three.
Yes. Several packages list one, including the 3N/4D Quick Getaway: its table prints ₹11,950 per person for two, ₹9,120 for four and ₹8,100 for six, on twin sharing ex-Srinagar. ₹8,100 is the lowest figure in our package tables that list a houseboat night. The package includes a Dal Lake houseboat stay (the highlights say one night, but the day-by-day puts you on a houseboat on days 1 to 3, so ask how many nights and which tier the quoted price covers), a one-hour shikara ride, daily breakfast and dinner, airport pickup and drop, and taxes. The package pages name the houseboat by tier: Golden Apple or St James Group (Standard), a Deluxe houseboat (Premium) and Anarkali Luxury (Luxury). Those are not the six above, so to stay on one of the six, ask us to price it as a change. Couples can start with our honeymoon packages.
Only one set of grades is official. Outlook Traveller says the Tourism Department classifies houseboats from Deluxe, the most popular, down to D grade, and draft trade rules reported on 6 August 2024 list Deluxe, A, B, C and D for licence fees. The 2021 policy sets minimum facilities by class but the report does not name the classes. Luxury and heritage are sellers' words: Travel Coffee says such labels are not standardised and suggests judging the view, cleanliness, bathroom and heating instead. On our pages, luxury boat tags Butt's Clermont and Sukoon, heritage boat tags Chicago, New Jacquline and Gurkha, and none states a government grade.
A houseboat is a wooden boat moored for good on Dal Lake, Nigeen Lake or the Jhelum and run as a small hotel. Wikipedia gives typical sizes of 24 to 38 metres long and 3 to 6 metres wide, in local cedar; Daily Excelsior dates them to the 19th century, when a law barred foreigners from owning land and British visitors had houseboats built instead. Our Dal Lake houseboat page lists a lake-view bedroom, an attached bathroom with hot water, a dining room serving wazwan and a sun deck.
They do not move: Outlook Traveller says Kashmir's houseboats are permanently anchored, unlike Kerala's, and our page says each has a fixed place on the lake. You cross to shore by shikara; Wikipedia says each houseboat has its own. The supply is capped: the High Court told the government to allow no more houseboats in Dal and Nigeen and to issue no new registrations, citing a Committee of Experts report that found the lakes overcrowded (Kashmir Reader, 29 Nov 2019), and the 2021 policy caps the total at 910 for both lakes (Kashmir Reader, 30 Mar 2021).
| Dal Lake | Nigeen Lake | |
|---|---|---|
| Feel | Larger, livelier and more commercial, with boats tightly packed along some canals (Outlook Traveller) | Smaller and quieter, with fewer vendor boats; some find it too secluded (Outlook Traveller, Travel Coffee) |
| Getting there | Close to Boulevard Road and central sightseeing (Travel Coffee); some boats reached only by shikara, others by road (Outlook Traveller) | By taxi or auto-rickshaw from the airport or the city (Travel My Kashmir); farther from the central tourist zone (Travel Coffee) |
| Listed starting prices, 22 Oct 2026 (7 priced Dal entries, 6 Nigeen entries) | ₹3,100–18,500, all "per night onwards" (TravelTriangle) | ₹2,200–11,970 (TravelTriangle); all "per night onwards" except the top figure, a fixed price |
Nigeen is ringed by willow and poplar and joined to Dal by a narrow strait (Wikipedia). Travel Coffee adds that a boat's exact position matters more than the lake name, so ask for the ghat number or a map pin before you choose by lake alone.
Choose a houseboat for the experience and a hotel for ease. What the sources say separates them:
In winter, heating decides the stay. None of our six property pages states it; WelcomHeritage's blog says its Gurkha boats offer room heating, and Via Kashmir tags a heater in some rooms at Chicago. Our Kashmir in December guide lists five heating and power questions, and our Kashmir in January guide lists the dated reports of ice on Dal Lake.
Send your dates, rooms and budget through our contact page. For the rest of the stay see shikara booking on Dal Lake, the Mughal Gardens, our Srinagar page and all hotels and houseboats.
Public pages dated 2023 to 2026 print about ₹2,500 to ₹20,000 or more a night, depending on class, season, meal plan and whether the figure is per room or per boat. Luxury boats start between about ₹8,000 and ₹12,000 on those pages. Ask us for the rate on your dates. For a package comparison, our 3N/4D package with a Dal Lake houseboat stay is ₹11,950 per person for two travellers and ₹8,100 for six.
No. Outlook Traveller says Kashmir's houseboats are permanently anchored, unlike the cruising houseboats of Kerala, and our Dal Lake houseboat page says each has a fixed place on the lake. You move between boat and shore by shikara. To sleep somewhere new, book a different houseboat for another night.
Dal Lake is larger, livelier and closer to Boulevard Road and the central sights. Nigeen Lake is smaller and quieter, but farther from the centre and, for some travellers, too secluded. Travel Coffee says a boat's exact position matters more than the lake name, so ask for the ghat number or a map pin.
Not always. Public quotes range from room only to breakfast, breakfast and dinner, or all meals, and plan codes are used inconsistently, so ask in plain words. TDI packages list daily breakfast and dinner (MAP plan) at the houseboat or hotel; lunches are not included.
It depends on the boat. Heating differs by property, and Travel Coffee says cold-sensitive travellers, infants or older relatives may do better in a well-reviewed heated boat or a land hotel in severe cold. Ask what heats the room, for how many hours, and whether it runs on backup power.
The 2021 policy, as reported, requires fire-safety equipment and trained staff verified by the Fire and Emergency Services Department. Registration does not by itself show how well a boat is kept, so check railings, steps, life jackets and the extinguisher on arrival. For regional advice read our safety guide.
By road to a ghat or the lake edge, then by shikara unless the boat has road access; Outlook Traveller says some boats are reachable only by shikara and others by road. TDI packages include Srinagar airport pickup and drop.
